A home inspection is a thorough evaluation of a property’s condition, typically conducted when buying or selling a home. The inspector will assess the structural, mechanical, electrical, and plumbing systems to identify any potential issues or repairs.
The length of a home inspection depends on the size and condition of the property, but most inspections take between 2 to 3 hours.
Your inspection report will include detailed findings about the condition of the property, including any necessary repairs, safety concerns, and recommendations for maintenance. It typically includes photos and descriptions of the issues found.
While it’s not mandatory, we encourage clients to be present during the inspection. This allows you to ask questions and better understand the condition of the home.
If problems are found during the inspection, you and your realtor will discuss the findings to understand the significance, and then come up with a plan to move forward with further inspections or repairs.
Make sure the inspector can easily access all key areas of the home, including the attic, basement, crawl spaces, and garage. Clear away any furniture, boxes, or clutter that may block access to electrical panels, water heaters, or HVAC units. If there are any locked areas, such as sheds, electrical boxes, or utility rooms, make sure they are unlocked, or leave keys for the inspector. This will ensure the inspection process goes smoothly.
